The site is in the high density commercial part of Colombo and to utilise the plots coefficiency the building occupies the plot fully. In anticipation that its future neighbouring building will do the same and block the side elevations and openings an internal courtyard proposed to work as a light shaft to bring light and air into the interior. Polished stainless steel scoops reflect sunlight to all the floors in order to minimise the use of artificial lighting and thereby reducing energy consumption for air conditioning. Balconies on each floor act as sun shades to the external glazing as well as platforms for window cleaning. A roof garden on the top floor enjoys long sea views to the harbour.
