Low energy consumption and carbon emissions were the main considerations in the design of this two storey office building on pilotis.The south facing elevation is made up of two walls of double glazing with a 60cm cavity through which circulates fresh air, heating and cooling the building accordingly. The 2 floors of office space are linear in plan providing the staff with natural light and views of the city and port. The long overhangs to the south shade the building from direct sunlight and reflected light reduces the use of artificial light and hence airconditioning costs. To maintain optimum efficiency a building management software system regulates the flow of air through the cavity, the angle of the shading louvres and heating/cooling of the interior according to the climatic conditions. The structure is reinforced concrete, all services are accommodated in the raised floor construction.
